The Sales Manager is responsible for making a compelling difference in the lives of our residents through providing excellence and innovation in aging services. The Sales Manager is responsible for achieving occupancy targets and is responsible for marketing and selling independent living (IL) and/or personal care (PC) units for Wesley Enhanced Living (WEL) senior living communities. Direct markets and sells CCRC services and accommodations to prospective seniors and family members, and all professional referral sources within the service area. Functions as a senior member of the WEL sales team to meet budgeted census goals.

The Sales Manager would:

  • Develop innovative closing strategies to meet occupancy target(s) for independent living and/or personal care units at the assigned WEL community
  • Reach annual entry fee collection targets for independent living units
  • Generate daily new prospect appointments/tours and convert qualified leads to new resident move in’s to meet budgeted census goals
  • Conduct 10-15 follow-up calls/emails daily with prospective residents/family members/referral sources
  • Create event program and regular open houses/luncheons for all prospects and family members; conduct formal presentations as required
  • Develop professional outreach program and conduct presentations to local outlets and meet 1:1/conduct inreach weekly with professional referral sources in the community at large, including, but not limited to: physicians, hospital social workers, geriatric care managers, rehab facilities, churches/synagogues, senior centers, realtors, elder care attorney’s, etc.
  • Drive in new resident referrals and move ins for the communities; create strong referral feeder relationships among local clinical and business professionals.
  • Attend professional referral networking groups and develop targeted referral events on site in the WEL communities with the goal of new resident referral generation.
  • Execute all new residency agreements and provide ongoing education/direction to new residents/family members on contract issues and all documents required prior to move in.
  • Collect all required documents prior to move in, including but not limited to: deposit and financial approvals, clinical assessment, medical forms, entry fee collection, agreements, policies, physical move in and orientation to the community.
  • Utilize WEL lead management database (Welcome Home) to manage and track leads, tours, and daily tasks.
  • Generate weekly apartment vacancy report and pipeline report; provide competitive intelligence to senior leadership on a regular basis.
  • Reinforce/promote resident referral program; work cooperatively with health center personnel to increase referrals into IL/PC.
  • Identify specific WEL staff members and residents to augment prospective resident tour process; provide training and guidance as needed.
  • Perform other duties as required.

Qualifications:

Education or Degree:

  • Minimum High School Diploma - College degree in related field preferred.


Experience Required:

  • 2+ years successful inside and outside sales track record in consumer services or products industries, or real estate sales.
  • Must have experience and proven outcomes in telesales.
  • Experience selling products and services to adults 55+ preferred.
Additional Skills required:

  • Hungry, driven, $/results oriented closer with exemplary and consistent stamina levels.
  • Must have proven track record of strong outcomes with cold/warm calling – must be highly motivated to conduct 15-20 outbound calls a day from community prospect list (database of inquiries).
  • Must exhibit outgoing, gutsy nature – and have no fear in picking up the phone to make outbound calls to seniors.
  • Candidate must see role as career – not a 9 to 5 job – and exhibit an outstanding entrepreneurial spirit.
  • Outstanding ability to create urgency and accelerate the close.
  • Proven leader in developing innovative sales tactics.
  • Prior success in meeting and exceeding sales quotas.
  • Open minded and does not profess to ‘know it all’.
  • Strong desire to grow professionally.
  • Must have solid organizational and time management skills, and not be easily distracted.
